Fence maintenance in the South Florida climate
The gap between a fence that lasts 10 years and one that lasts 15 is mostly a few hours of owner attention a year, applied to the right things. Here is the schedule, material by material.
Every lifespan number quoted for fencing, 10 to 15 years for wood, 25 to 30 for vinyl, 30 for aluminum, has a top and a bottom, and in the Boca Raton climate the difference is maintenance. Not much of it, and not the busywork the internet recommends, but the specific tasks that interrupt how this climate kills fences: water in wood, salt on hardware, sprinklers on everything, and vines on whatever they can reach.
Wood: sealing is the whole ballgame
Pressure-treated pine arrives protected against termites and rot organisms, not against water cycling. South Florida's rain-and-sun cycle swells, dries, and splits unsealed boards until they cup and check, and gray, checked pickets soak up the next rain like a sponge. A penetrating sealer or semi-transparent stain every 2 to 3 years, applied to dry wood in the winter dry season, is the single highest-return task on this page and the difference between the bottom and top of the 10 to 15 year range. Beyond that: keep soil and mulch off the bottom rail, trim vegetation off the fence line, and replace individual failed pickets promptly, one missing board lets wind work on its neighbors. Vinyl: rinse it, and fix the sprinklers
Vinyl needs no sealing, ever, its maintenance is cosmetic and mechanical. A hose rinse a few times a year removes the algae and irrigation-water mineral film that South Florida grows on any shaded surface; a soft brush with diluted outdoor cleaner handles the green streaks on the north face. The real vinyl enemies here are mechanical: string trimmers chewing bottom rails, and sprinkler heads blasting the same panel twice a day, the mineral staining is ugly and the constant moisture finds every unsealed cut. Aluminum: hardware, not metal
Powder-coated aluminum asks almost nothing: an occasional rinse, promptly touched-up scratches with manufacturer paint on coastal lots, and a yearly hand-check of every fastener, hinge, and latch. Within salt range, everything east of Federal Highway and every canal lot, the hardware is the consumable: spring hinges and latches on pool gates lose their snap years before the fence shows age, and a pool gate that no longer self-latches is a code and safety failure, not a cosmetic one. Chain link: tension and vines
Chain link runs decades with two habits: keep vines off it, ficus and jasmine will pull fabric out of tension and rust ties years early, and re-stretch sagging sections while they are small jobs. Vinyl-coated fabric within salt range earns its premium at exactly this point.
Every fence, every year: the ten-minute walk
- Push-test posts, especially wood posts at grade, movement now is a $250 post swap, not a $6,000 lean.
- Swing every gate: self-closing pool gates must close and latch from any position, unaided, every time.
- Look at the bottom line for washouts under panels, sandy soil moves in heavy rain, and a gap under a pool barrier breaks compliance.

What is not worth doing
Painting pressure-treated pine (film-forming paint peels here within two seasons; use penetrating products), pressure-washing vinyl at high PSI (it drives water into rails and scars the surface; a hose and brush win), and painting galvanized chain link (it flakes; buy vinyl-coated fabric instead next time). Maintenance that fights the climate loses; maintenance that interrupts it wins.
